michigan transfer tax exemptionsIt is imperative that I preface this informative post with the following:  Neither Derek Bauer, the Door to Dreams Team or its members, Real Estate One, or Max Broock are providing any legal advice or counsel, as we can not and do not.  Please seek any legal advice from licensed, legal professionals.  This is purely informative, and currently a hot topic in Michigan real estate for Sellers.  In-fact, many recent, current, and future Sellers may not even be aware.

Currently, a Seller pays $3.75 for every $500 increment of sales price to the State of Michigan, and $.55 for every $500 increment of sales price to their respective county.

Great news for Michigan residents!  As of February 10th, 2010, and until the remaining approximately $6.2M in funds are exhausted, Michigan residents are eligible to participate and rebates are limited to one per product household.  The appliance must be a replacement.  Consumers can go online or call a toll-free number to reserve a rebate and a requirement is for a rebate application to be mailed in and valid receipt / proof of purchase.  Out with the old ... in with the new!  Keep reading for more...

JANUARY IS NATIONAL RADON AWARENESS MONTH!  Please take a moment to learn more about this silent killer.

Radon is essentially a naturally occuring, radioactive, odorless and tasteless gas that can be dangerous, and even deadly, to you and your family.  Radon claims 22,000 lives annually through lung cancer and the complications connected.  Radon is the second leading cause of lung cancer in the US, behind smoking.radon mitigation

This is to inform you, not scare you, so allow me to share some promising news before I continue.  IF your home has an elevated level of radon (4 pCi/L or more), there is a remedy!  Due to the sheer weight of this heavy gas, elevated readings will only be detected on the lower-most level of a structure (home/office).

Why would you ask a real estate agent if now the best time to purchase a home?  Won't they ALL tell you that it is?! 

                                                                           

Well, I choose to let ethics and values lead me through my professional and personal life, so if your specific situation did not best suit a purchase, I would tell you so.

michigan real estate transfer tax refund form 2796With lower property values due to our struggling economy, many homeowners have been able to take advantage of an exemption contained in the Michigan Transfer Tax Act.  If you meet the criteria, you may be exempt from paying the state transfer tax (which is $3.75 for each $500 increment of sales price).  As always, you should contact your tax advisor and/or CPA for more.

extend the 8000 tax creditWithout question, the (up to) $8,000 tax credit has sparked movement in the housing market, encouraged action by those who may have otherwise been idly on the sidelines, and has had a direct result in providing some economic stability.
