JANUARY IS NATIONAL RADON AWARENESS MONTH! Please take a moment to learn more about this silent killer.
Radon is essentially a naturally occuring, radioactive, odorless and tasteless gas that can be dangerous, and even deadly, to you and your family. Radon claims 22,000 lives annually through lung cancer and the complications connected. Radon is the second leading cause of lung cancer in the US, behind smoking.
This is to inform you, not scare you, so allow me to share some promising news before I continue. IF your home has an elevated level of radon (4 pCi/L or more), there is a remedy! Due to the sheer weight of this heavy gas, elevated readings will only be detected on the lower-most level of a structure (home/office).
Why would you ask a real estate agent if now the best time to purchase a home? Won't they ALL tell you that it is?!

Our Team is capitalizing on this and we NEED solid honest, ethical agents who can properly and professionally guide clients, assuring good decisions are made, and convert leads. Might you have what it takes to rise and shine in this market of opportunities?
With lower property values due to our struggling economy, many homeowners have been able to take advantage of an exemption contained in the Michigan Transfer Tax Act. If you meet the criteria, you may be exempt from paying the state transfer tax (which is $3.75 for each $500 increment of sales price). As always, you should contact your tax advisor and/or CPA for more.
Review the following to see if you may be exempt in an upcoming sale, and/or you may be due a refund from a previous sale:
My team members and I field calls and emails on a daily basis from prospective renters wondering if we as real estate professionals can help them. Answer - YES, AND YOU SHOULD SEEK OUR REPRESENTATION!!!

Scam artists are everywhere and often find ways to benefit from grim circumstances. Although the following short video is from California, it does a great job of capturing what is happening in EVERY state, and is why it is great advice to have a real estate professional, even when renting. In addition to this, legal landlords are renting out their homes, collecting rent, not paying the mortgage, and tenants are being left literally out-in-the cold...
Real Estate One is proud to offer a myriad of in-house services, making Real Estate One a 1-stop shop for everything real estate.
John Adams Mortgage Co. is a Michigan lender, streamling the process moreso than mortgage brokers. John Adams specializes in residential transactions, FHA, and the very popular FHA 203k rehab loan program.
Without question, the (up to) $8,000 tax credit has sparked movement in the housing market, encouraged action by those who may have otherwise been idly on the sidelines, and has had a direct result in providing some economic stability.
Do we really want that to end??!!
There are no hard and fast numbers, but rather some basic guidelines we feel are accurate. One of the many moving parts to a short sale is how your agent negotiates with the bank in how the debt is reported on your credit file.
